How do we create these ROI models

REAL TURNOVER DATA & BENCHMARKING

Turnover

We have software that measures the nightly rates of almost all holiday homes in a certain area, for the last 24 months. We also have data of the nightly rates we have received with Rental Valley and partner companies. By combining these two sources we know what has been asked (supply) on the market for a specific unit and what guests were actually willing to pay (demand). Now we add 2 other ingredients that influence the turnover; occupancy rates and the seasonal influences on the price.

costs

The cost side is less tech driven and is calculated pretty straightforward; we map all the different costs that relate to a specific project in a market. Returning costs are: purchase price, income tax on rentals, registration fees, license fees, city tax, yearly city council tax, running costs like gas, water, electricity, management fees, maintenance costs, depreciation costs, etc. etc.
